Who I Am

ROOTED IN Real Estate

My name is Rozy Hama. With a Master of Science in Real Estate Management (MSc MRE) and over 10 years of experience in real estate advisory and asset management, I combine in-depth market knowledge with a strategic investment perspective.

My mission is to help Dutch-speaking investors access the unique investment and wealth-building opportunities that the real estate market of the United Arab Emirates offers. With expert guidance, transparent advice, and a personal approach, I help my clients make well-informed investment decisions and build a solid real estate portfolio.

My Story

Growing up in the Netherlands, I witnessed firsthand how challenging international real estate can be for Dutch and Belgian investors. Many investors want to diversify their wealth outside Europe, but encounter obstacles through unfamiliar regulations, language barriers, tax questions, and a lack of reliable local guidance.

Meanwhile, real estate markets in the Netherlands and Belgium have become increasingly challenging in recent years. High purchase prices, increasing regulatory burden, limited availability, and relatively lower yields make it harder to find attractive investment opportunities. That doesn't mean these markets lack value, but it does mean many investors look beyond their borders.

That search brought me to Dubai. Here I discovered one of the world's most dynamic real estate markets, with strong population growth, ambitious government vision, international demand, and a wide range of investment opportunities. For many Dutch and Belgian investors, however, these opportunities are difficult to access without the right knowledge, local connections, and professional guidance.

That's why I specialized in the real estate market of the United Arab Emirates. I guide investors through both off-plan and ready properties, advise on investment strategies, and ensure a smooth journey: from first contact and property selection to key handover and aftercare.

MY Milestones

2016

International Foundation

Graduated with a Bachelor's degree in International Business & Management with a minor in International Finance from Frankfurt University of Applied Sciences & Rotterdam University of Applied Sciences. My first exposure to international investments sparked a lasting passion for cross-border real estate.
2018

Asset Manager in the Netherlands

Began my real estate career as an Asset Manager with the Municipality of Zoetermeer, responsible for the strategic management of a real estate portfolio exceeding €65 million. This role provided foundational knowledge in portfolio strategy and property management at a professional level.
2021

International Real Estate Advisor in Dubai

Relocated to Dubai and specialized entirely in the United Arab Emirates real estate market. Since then, I have guided international investors from the Netherlands, Belgium, EU, UAE, and USA in the purchase of both off-plan and ready-built real estate projects. My guidance encompasses the full journey: investment strategy, due diligence, acquisition, and key handover.
2022

Executive Master Real Estate

Earned my Executive Master in Real Estate Management (MSc MRE) from Antwerp Management School (RICS-accredited). An advanced academic foundation in property valuation, investment analysis, asset management strategy, and real estate portfolio optimization.

Institutional-Level Real Estate Management

As Senior Asset Manager with the Municipality of Capelle aan den IJssel, I managed a real estate portfolio exceeding €163 million and led complex acquisition and transformation projects within the public sector. This experience deepened my understanding of strategic asset management and long-term value creation.

Founded Almas Heights Real Estate LLC

Established Almas Heights, bringing together the best of both worlds: academic real estate expertise and practical experience in one of the world's most dynamic real estate markets. Our mission is to guide Dutch and Belgian investors transparently, professionally, and personally in building an international real estate portfolio in Dubai.

My background as an asset manager combined with an Executive Master in Real Estate Management and years of practical Dubai experience enables me to evaluate investments from both strategic and financial perspectives.

Legal & Administrative Support

International investing involves various legal and administrative processes. I coordinate the Sales Purchase Agreement (SPA), DLD registration, payment processes, NOC procedures, and title transfer to ensure your purchase proceeds efficiently and carefully.

Aftercare & Ongoing Support

My relationship with clients doesn't end at handover. If desired, I support you with property management setup, rental listings, portfolio expansion, and evaluation of new investment opportunities as your real estate portfolio grows.
